4822 E Hwy 60, Johnstown: $149,000 - 3.4 acres!


3 bed, 1 bath, 1412 sq ft, built in 1900. The big draw for this property is the vaguely triangular 3.4 acre lot, and by my approximation, about 650 ft of the lot is frontage on highway 60. If you're familiar with the sod farm that sits at the SE corner of I25 and the hwy 60 exit, this parcel is just to the east of it. Despite its appearance, the 110-year old house elicits the phone calls but it isn't terribly nice. From the outside the house appears to be close to a scraper, but the interior is actually far better. It's still lousy, but not as bad as the exterior would have you believe. There is a garage and another little outbuilding, but I wouldn't go parking your '69 Camaro in either.

This parcel was annexed into the city of Johnstown although the Weld County records still reflect a Loveland location (and 6+ acres). It is zoned residential at this time, and I have a call out to the city of Johnstown to confirm usage restrictions (confirmed - residential use only).
